Advertising

We will advertise your Property to potential Tenants using various Internet sites, Press and local advertising as well as using one of our To Let Boards where deemed appropriate.

Energy Performance Certificate

As of October 2008 it became a Legal requirement to carry out an EPC before marketing a Property to rent. These will last for 10years and we will of course be happy to arrange for this to be carried out for you. Typically of a normal residential Property the cost will be in the region of £60.00

Tenant Application and Referencing

When an application is made to rent your Property we will carry out a number of checks before proceeding with moving anybody in. These will include background checks, credit and financial ability checks, obtain work and current landlord references and obtain guarantors where deemed necessary. If a tenant fails any stage of the checks their application will be refused.

Schedule of Condition

Before a Tenant moves in we will put together a Schedule of Condition including photographs which will then be kept on file to be used at the check out stage.

Gas Safety Certificate

We will carry out an annual Gas Safety Check to meet your Legal obligations as a Landlord where a Property has a Gas supply which is in use and to also check that everything is both in working useable condition and of course, safe.

Contracts and The Legal Side

Upon moving a successful applicant into your Property we will prepare and have signed a very detailed Tenancy Agreement and ask for proof of Contents Insurance from your new Tenants when required. When a Tenancy comes up for renewal we will arrange for new Contracts to be prepared and signed.

Deposit

We will take a Deposit from your new Tenants which will be placed in our secure account with The Deposit Protection Scheme which is both insured and in line with current legislation.

Rent Payments

Probably the most important part for most Landlords! We will collect rent payments each month from your Tenant and pay them into your nominated bank account and provide you with regular statements of account.

Debt Collection

Whilst we do not wish to talk about anything negative, debt is and always will be a common part of life. Should a tenant fail to pay their rent or fall into arrears we will take steps to recover monies owed including taking the matter before the courts and applying for an eviction order. We are very hands on with these matters and you can be assured we will actively seek to resolve any financial issues as a strict matter of urgency.

Regular Inspections

We will carry out both quarterly and spot inspections, in keeping with the Tenants rights, to ensure everything is as it should be both for you and likewise the Tenant. We will prepare a report and when permitted take photographs.

Day to Day Management

Should any problems or damages arise the Tenant will deal with us directly. We will always contact you before any works are carried out so you do not have to worry about any unexpected payments or work being carried out without your consent. We have a maintenance team who will perform repairs and maintenance at discounted rates for our Landlords and treat them as priority. Where a job is deemed to be quite costly we will arrange for 3 estimates for you before proceeding so both we and you are happy with the costs and requirements of the job itself. Communication here is the key and we will never leave any stone unturned.

Property Preparation, Decoration and Refurbishment

If you have a property you wish to let but requires some TLC beforehand we will be happy to assist. Whether it be a simple clean or paint or a total refurbishment we will be happy to discuss your requirements with you. This is also beneficial to us as keeping everything in house will help us market and find tenants for you faster.

Cleaning and Gardening

Should your property require any cleaning before a tenant moves in we have our own team of professional cleaners who can deal with everything including carpet cleaning, “well used” ovens, overgrown gardens and so on. We can also arrange for regular gardening to take place during the course of a tenancy should it be required.
